One of the standout features of PriceLabs is the Neighborhood Data tab. This tool provides invaluable insights into your property's market positioning and helps you make informed pricing decisions.
When examining your property's calendar, you can access the Neighborhood Data tab to gain insights. For instance, if you own a two-bedroom property, you can compare it to similar properties in the market, such as one or three-bedroom listings. This comparison helps refine the data to better match your property's characteristics.
The black line represents the final price determined by PriceLabs.
A dotted line indicates the last seen price if changes were made.
Pink indicators at the bottom show increased demand due to events or holidays.
Gray, darker pink, and lighter pink areas represent different market percentiles, with lighter pink indicating the upper market level.
For those who prefer text over graphs, AI insights provide a textual analysis of the graph's data.
Historical bookings are shown as blue dots, while upcoming bookings appear as gray lines.
These visuals help analyze past performance and future booking trends.
This feature shows the 50th percentile average market price, helping you gauge where your pricing stands relative to the market.
The occupancy chart is a crucial tool for understanding your property's performance:
Gray areas indicate occupied periods, while white areas show availability.
AI insights can provide a text version of the graph for easier interpretation.
The "Add Pickup" feature shows recent booking trends, helping identify last-minute booking windows.
Red lines represent overall market occupancy.

The Market History section provides insights into long-term trends:
Data can be viewed over one or two years to identify changes in occupancy and booking windows.
