Hello everyone. In this module, we will guide you through the steps to set up your Airbnb listings on Pricelabs. Let's begin with some important prerequisites before you import your listings.
Determine if you are using a property management system (PMS) or a channel manager like Guesty, Hospitable, Logify, or any of the 100-plus PMSes Pricelabs integrates with.
If you are, connect this system or manager to Pricelabs to ensure accurate data flow and prevent price discrepancies.
If you have previously used one but are no longer doing so, remove it from Airbnb.
Click on your profile picture on your Airbnb account.
Select Account.
Navigate to Privacy and Sharing and click on Services.
Identify the platforms connected to your Airbnb account.
Click on the Remove Access button for any platform you no longer use.
Navigate back to Airbnb, switch to Hosting, and go to Calendar.
Under Settings on the right-hand side, locate Smart Pricing.
Turn off Smart Pricing using the button provided.
Ensure there are no active rulesets or promotions in Airbnb when configuring your Pricelabs account.
Check under Discounts for weekly and monthly discounts, which can remain as Pricelabs does not set these up for Airbnb.
Remove any active Early Bird Discounts and Last-Minute Discounts as these can be configured in Pricelabs.
Review any active promotions, such as new listing promotions, and decide whether to retain them.
If a promotion offers 20% off on the first three bookings, remember that while active, your prices will be 20% less than your Pricelabs price.
This is applicable to co-hosts. Ensure you have full co-host access to import listings or sync prices to Airbnb.
Communicate with the homeowner to ensure they've granted you full co-host access.
That concludes our Airbnb prerequisites. After completing these steps, you'll be ready to import your listing to Pricelabs, and we'll show you how to do that in the next video. Stay tuned!
